Services

Brokerage built for owners, investors and operators in the North Bay.

Two brokers, every major asset class, one standard: the numbers first, a candid plan, and institutional-grade execution on industrial, retail, office, multifamily and land across Sonoma, Marin and Napa counties.

Who We Work With

Start with what you are trying to do.

Tenants & Owner-Users

Your business needs space — to lease, or to own through an SBA purchase.

Start with the requirement, not the listing: square footage, clear height, power, loading, zoning. We filter the market to what fits and negotiate the terms that protect your operation.

Stephen Skinner is a consummate professional with a deep understanding of complex commercial real estate transactions. Our company had an extremely specific set of requirements for a rare land acquisition in an exceptionally tight market. Stephen not only identified and secured the ideal site, but also navigated a multifaceted negotiation process that left both buyer and seller highly satisfied — no small feat in today's environment. In a separate transaction, Stephen guided us through a strategic 1031 exchange, identifying a high-quality replacement property that aligned perfectly with our long-term growth objectives. He then successfully leased the property to a national tenant at above-market rates, structuring a sophisticated lease agreement that supported our expansion plans. Stephen's insight, discretion, and negotiation acumen have made him an indispensable partner in our real estate strategy.
Vince Sigal Sigal Utility Company 1688 Almar Parkway, Santa Rosa (3.6-acre yard) & 400 Tesconi Circle, Santa Rosa (11,000 sq ft)
Stephen Skinner's market timing and strategic guidance were critical in achieving our long-term goals. He advised us to sell at peak market conditions and secured a strong offer with timelines tailored for a seamless 1031 exchange. Stephen then identified a fully leased triple-net investment that now provides reliable passive income — allowing me to retire with peace of mind. His expertise made the entire process smooth and successful.
Dennis Green CDC Countertops Inc. 3005 Wiljan Court, Santa Rosa (28,000 sq ft)
Stephen Skinner's strategic insight and execution created substantial value for our investment. He identified a mis-marketed property and negotiated a purchase well below market value, including a further reduction at closing. Post-acquisition, he successfully secured Tesla Motors as a credit tenant on a long-term lease with above-market rent, significantly enhancing the asset's performance and long-term value. His market knowledge and deal-making skill are second to none.

How an Engagement Runs

Advisory first, transactions second.

  1. 01

    The numbers first

Every engagement starts with your goals, then the data: comparables, current activity, and how your asset class is pricing this quarter.

  2. 02

    A candid plan

We tell you what we would do and why — sale, lease, hold, exchange — with the trade-offs stated plainly.

  3. 03

    Institutional-grade execution

Offering memorandum, financials, site plan, targeted outreach: the gaps that stall deals get filled before your asset goes to market.

  4. 04

    Two brokers, start to finish

Stephen Skinner and Cooper Fox work every assignment directly. The person who priced your asset is the person negotiating it.

Common Questions

Questions we get before an engagement

What does W Commercial charge for a property valuation?

Nothing. A broker's opinion of value is free and carries no obligation. It reflects current market activity across Sonoma, Marin and Napa counties and the transactions we are working now.

Do you represent tenants as well as landlords?

Yes. We represent local and national tenants — including Tesla, Caliber Collision and G&C Auto Body — as well as landlords with space to fill. Where a conflict could arise we tell you before we start.

Can you help with an SBA owner-user purchase?

Yes. Many North Bay buildings in the 2,000–10,000 square foot range qualify for SBA 504 or 7(a) financing when the buyer occupies the majority of the space. We define the requirement, source the building, and coordinate with your lender.

How does a 1031 exchange work with W Commercial?

We plan the sale and the replacement purchase as one process, so the 45-day identification and 180-day closing windows are managed from the start. We coordinate with your qualified intermediary, CPA and counsel, and source replacement property across the North Bay and beyond.

Which asset classes and markets do you cover?

Industrial, retail, office, multifamily and land across Sonoma, Marin and Napa counties, from our Santa Rosa office. Most of the North Bay is within an hour, and the brokers are in these buildings weekly.

Ready to discuss your asset?
