Commercial Real Estate in Marin County

Marin County is the North Bay's most supply-constrained commercial market — high barriers to development, limited industrial inventory, and premium pricing across every asset class.

Marin's defining commercial characteristic is scarcity. Strict growth controls and extensive protected open space have kept new development limited for decades, which means commercial inventory turns over rather than expands. Office concentrates in San Rafael and Larkspur, industrial and flex in Novato and the San Rafael Canal district, and retail along the US-101 corridor and in individual downtowns.

For operators, that scarcity is the whole strategic question: whether the Marin address is worth the premium, or whether a requirement is better served in Novato at the county's northern edge or across the line in Petaluma. We work both sides of that line, which is the useful vantage point when the answer is not obvious.

Submarkets

Where We Work in Marin County

Each Marin County submarket has its own product mix, corridors and tenant base. Here is how we read them.

Novato

Novato is northern Marin County's largest commercial market and the practical bridge between Marin and Sonoma County along US-101.

Novato carries Marin's deepest concentration of business-park, flex, and light-industrial product — inventory that is scarce elsewhere in the county. Bel Marin Keys, Hamilton, and the Ignacio corridor account for much of it, and the former Hamilton Air Force Base redevelopment added a distinctive stock of adaptive-reuse commercial space.

San Rafael

San Rafael is the county seat and commercial center of Marin, carrying the county's largest concentration of office space and its most active downtown.

San Rafael holds Marin County's deepest office market, spread between a walkable downtown around Fourth Street and the Northgate and Terra Linda areas to the north. It is also the county's civic center, which sustains professional-services demand — legal, financial, medical — that other Marin cities do not carry at the same scale.

Common Questions

Marin County Commercial Real Estate FAQ

Is there industrial leasing available in Marin County?

Yes, but inventory is limited and concentrated — primarily Novato and the San Rafael Canal district. Marin has far less industrial and flex space than Sonoma County and it prices at a premium as a result. Many requirements end up comparing Marin options against Petaluma or Rohnert Park.

Why is commercial space in Marin County so expensive?

Supply. Decades of strict growth controls and extensive protected open space have limited new commercial development, so inventory turns over rather than expands. Constrained supply against steady demand keeps pricing above neighboring Sonoma County across most asset classes.

Which cities does W Commercial cover in Marin County?

We work the US-101 corridor markets — principally Novato and San Rafael — from our Santa Rosa office, and regularly compare Marin requirements against southern Sonoma County alternatives. Call 707-591-0570.
